Terms and Conditions

These terms and conditions (the “agreement”) shall be between and shall bind the property owner (“we”, “us” and “our”) and the persons (“Guest(s)”) who book our property (‘’the cottage ”). References to “you” or “your” are references to the person making the booking and all members of the holiday party

  1. Arrival and departure: a usual booking is from Saturday to Saturday, although short breaks are available at various times of year. In order to prepare the cottage between Guests, we ask that you arrive after 4pm and leave by 10.00am on your departure date.
  2. A non-refundable deposit of 30% is required at the time of booking. The balance is due 6 weeks before the holiday date. The deposit, full amount or balance payment can be made by bank transfer or by cheque
  3. If you have to cancel please inform us immediately and we will endeavour to re-let the cottage and return your payment. If this is not possible, all monies which have been paid will be forfeited. Therefore, a HOLIDAY CANCELLATION PROTECTION INSURANCE IS RECOMMENDED.
  4. Following your booking, in the unlikely event of the cottage becoming unavailable due to circumstances outside our control a complete refund will be paid including the deposit.
  5. The number of Guests and dogs occupying the cottage must not exceed that stated when the booking was made.
  6. There is no smoking allowed in the cottage.
  7. Well behaved, fully house-trained dogs over one year old are welcome, provided that this is agreed at the time of booking and the surcharge of £25 per dog paid in advance. Dogs must not be allowed on the furniture, in the bedrooms or left unattended in the cottage. Please do not let your dog foul the garden. You are responsible for and must pay for any damage caused by your dog.
  8. We reserve the right to have access to the cottage at all reasonable times, with prior notice whenever possible.
  9. We cannot accept responsibility for loss or damage to Guests’ property, or for personal injury, or damage to cars parked at Guests’ risk.
  10. We endeavour to maintain high standards of comfort and cleanliness at all times. You must therefore undertake to keep all furniture, fittings and effects in the same good condition as they were found.
  11. We reserve the right to charge for any non-trivial damage howsoever caused.
  12. We reserve the right to refuse a booking if there has been a pricing error on the online booking system, but will endeavour to reach agreement to complete the booking to the mutual satisfaction of you and us.
  13. WiFi:  You agree that you are fully responsible for your activities whilst using this internet service and that the provision of this service is a privilege and not a right. Use must be reasonable. You also agree not to engage in any unlawful or prohibited activity and that you respect privacy and security of other users. You also understand that we do not guarantee privacy and security.
  14. This Agreement is made on the basis that the cottage is to be occupied by you for a holiday as mentioned in the [Housing Act 1988 Schedule 1 paragraph 9] and you acknowledge that this Agreement shall not confer on you any security of tenure within the terms of that Act.
  15. Where you comprise two or more persons, obligations, expressed or implied are deemed to be made by such persons jointly and severally.
  16. This Agreement (including any non-contractual obligations arising under or in relation to this Agreement) between you and us is governed by the law of England and Wales and we both agree that any dispute, matter or other issue which arises between us will be exclusively dealt with by the Courts of England and Wales.
  17. By completing the Booking Form and paying the deposit or full amount you confirm acceptance of these terms and conditions.
